Step by step
How Buying a Home Works
Every purchase is different, but most follow the same path. Here’s what to expect when you buy with us.
01
Consultation
We talk through your budget, timeline, must-haves, and the parts of Longview that fit your life.
02
Get Pre-Approved
A lender pre-approval shows sellers you’re serious and tells you exactly what you can afford.
03
Tour Homes
We tour homes together and point out what matters: condition, layout, location, and resale value. Tell us what you want and we’ll send you homes that fit, including new listings.
04
Make an Offer
We look at recent sales, write a strong offer, and negotiate terms that protect you.
05
Inspect & Appraise
Inspections and the appraisal confirm the home’s condition and value before you’re locked in.
06
Close & Move In
We coordinate with the lender and title company so closing day is smooth. Then it’s keys in hand.

Buyer questions
Common Questions From Buyers
How much do I need for a down payment?
It depends on your loan. Some programs allow very low down payments, while conventional loans often start around 3% to 5%. A local lender can show you your options, and we’re happy to recommend a few.
What is the option period in Texas?
In a standard Texas contract, the buyer can pay a negotiated option fee for a set number of days during which they can end the contract for any reason. It’s typically when inspections happen.
How is the buyer’s agent paid?
Agent compensation is negotiable and is put in writing in a buyer representation agreement before we start touring homes. In some deals the seller pays part or all of it. We’ll explain your options up front.
How long does it take to buy a home?
After your offer is accepted, closing often takes about 30 to 45 days with financing, and can be faster with cash. The home search itself depends on the market and what you’re looking for.
Which school district would I be in?
Longview is served by Longview ISD, Pine Tree ISD, Spring Hill ISD, and Hallsville ISD. Boundaries vary by street, so always confirm a specific address with the district.
